Purpose

The Maintenance Technician is responsible for performing scheduled and emergency maintenance as well as light construction activities at TAP managed facilities. Maintenance Technician will perform a wide variety of tasks ensuring within local, state and federal requirements while keeping within the safety and environmental guidelines established by TAP.

Education

·        High School diploma or GED required.

 

Responsibilities

·        Coordinates maintenance activities with Planner/Scheduler and Maintenance Superintendant. 

·        Completes repairs to plumbing, electrical, HVAC, and other building and grounds systems according to local, state and federal codes.

·        Inspects plumbing, electrical, HVAC, and other building and grounds systems as required.

·        Completes all preventive maintenance and work orders in a safe and timely manner.

·        Performs light construction, painting or renovation tasks as needed.

·        Ensures that vehicles are safe, in good repair and serviced as scheduled.

·        Assists in evictions and removal of apartment contents as needed.

·        Assists in moving furniture, picking up donations, delivering materials or otherwise providing logistical support as needed.

·        Shares on-call responsibilities for emergencies with other maintenance staff. 

·        Follows all safety, environmental and company policies and procedures.

·        Disposes of waste materials in accordance with TAP’s environmental procedures.

·        Performs other duties as assigned.

Essential Knowledge, Skills and Abilities

  • Must have good knowledge in Plumbing, Electrical, HVAC and/or Carpentry.
  • Demonstrates comprehensive knowledge of methods, materials and equipment used in building and equipment maintenance fields.
  • Demonstrates comprehensive knowledge of the occupational hazards, life safety and environmental precautions within the workplace.
  • Demonstrates the ability to prepare estimates, orders and/or assist in ordering materials for construction and repair activities.
  • Ability to prepare plans and detailed reports.
  • Ability to exercise independent judgment in determining operating conditions.
  • Demonstrates the ability to assist in the development of maintenance, safety, preventative maintenance, predictive maintenance, work requests and environmental policies and procedures in keeping with local, state and federal codes.
  • Willing to alter working hours and attend meetings as necessary.
  • Able to communicate with staff and clients of various social/ethnic/economic backgrounds.
  • Demonstrates ability to climb ladders, stairs and lift a minimum of 50 lbs. unassisted.
  • Must be physically able to perform job duties.
  • Demonstrates basic computer skills. 
  • Ability to express self orally and in writing.
  • Ability to perform heavy manual labor.
  • Able to work in a team work environment.

 

Salary

$12.00/hr for FT job and $10.00/hr. for PT job
